ACG has completed infield testing of both window and walls systems per AAMA/ASTM air and water testing procedures for Commercial, Industrial, Educational and Residential Properties. These procedures assist with identifying the performance of the wall system as well as isolate area of potential concern.

Due Diligence

Architectural Consulting Group Ltd. provides building assessment services to numerous mortgage and construction lenders across the country. Many projects involve Fannie Mae and Freddie Mac rating agencies. Services are provided for multi-family residential, commercial, hospitality, new construction, and industrial facilities. We have successfully completed multiple Property Assessments on single properties as well as large portfolios throughout the Continental United States.

Property condition/Reserve study surveys are often required as part of pre-purchase, owner-commissioned, or refinance transactions. Reserve study reports are performed to assist in establishing budgets for reserve funds for Condominium Associations and/or Building Management Companies.

Our services include a site visit to evaluate the general condition of the property and to assess the overall design and construction of structures. All available on-site project and construction documentation are reviewed, and interviews with property managers and/or Owners’ Representative are conducted.

ACG’s property condition and reserve study reports offer a complete narrative on the condition and adequacy of all site and building improvements and include all required forms and information, including items of deferred maintenance, estimates of immediate and annual replacement reserves, comments on the building’s conformance with code, ADA compliance, unfinished work, and FHA compliance.

New Construction Observation
Architectural Consulting Group, Ltd. minimizes risk to major construction lenders and developers by providing third-party comprehensive monitoring and reporting during the construction process.

Construction reporting can assist with a review of all project documentation to identify any major errors, omissions, or concerns with project documentation, material selection, or design suitability.

Construction site visits are conducted in conjunction with the Application and Certificate for Payment process. ACG determines whether the request for payment is justified by the amount of work completed and determines whether remaining construction funds are sufficient to complete construction.

ACG informs clients on progress, quality of work, noted deficiencies, Application for Payment, work schedule, and conformance with the approved plans and specifications.
